If you’re thinking about selling your home in Davidson or Williamson County, you’re probably wondering whether you really need to work with a Realtor® or if you can sell your home yourself, without an agent to represent you.
It is possible to sell your home without a Realtor by your side. However, if that’s something you’re interested in doing, you need to know what kind of work selling a house entails.
In order to sell your home, you need to know:
- Your home’s exact value. If you price your home incorrectly, you’ll either leave money on the table or you’ll watch your house sit on the market. The longer your home stays on the market, the more likely it is that you will need to lower the price – and many buyers look at homes with lowered prices as less valuable because they appear more undesirable to other buyers.
- How to market your home. More than 90 percent of home buyers look online first, which means you’ll need to get your home listed in as many places as possible in order to reach that audience. You’ll also need to know whether newspaper, print or other mediums are appropriate in your market, and you’ll need to advertise your home in the right places.
- How to work with a buyer’s agent. When you find a buyer, or when the buyer finds you, you’ll need to know how to negotiate the best possible terms. Remember, the buyer’s agent works only for the buyer – he or she has one job: to further the buyer’s best interests.
- How to vet potential buyers. It doesn’t make sense to negotiate with people who aren’t even qualified to purchase your home, so Realtors will put potential buyers through a vetting process to ensure that you’re not wasting time. You’ll need to do the same.
